When choosing an HDB (Housing & Development Board) flat in Singapore, it’s important to consider not only the physical features of the space but also the energy flow and harmony within. Feng Shui plays a critical role in determining whether a home can promote peace, prosperity, and well-being. On the other hand, 2-Room flats are open to a wider range of buyers, sold with a 99-year lease, and come with bare rooms. Singles have been able to purchase 2-Room flats since 2013, making them an attractive option for young professionals and smaller households.

 

Feng Shui Perspective 

For Studio flats, the elderly-friendly features suggest a slower, more peaceful energy flow, which is ideal for older residents who need a calm and nurturing environment. Feng Shui elements that encourage health, such as gentle lighting and easy access to areas like the kitchen and bathroom, should be emphasized.

 

In 2-Room flats, the lack of built-in features offers more flexibility for arranging furniture and creating harmonious spaces. Singles or couples can maximize their layout by focusing on Feng Shui elements such as proper bed and desk placement to promote career success and relationship harmony.


 

 2-Room Flexi: A Blend of Studio and 2-Room Options

 

Introduced in 2015, the 2-Room Flexi combines elements of both Studio and 2-Room flats. Buyers can opt for a 99-year lease or a shorter lease (between 15 and 45 years) depending on their age and needs. This flexibility makes it a versatile option for elderly residents who want the benefits of a 2-Room flat but with a more manageable lease duration.

 


 4-Room vs. 5-Room Flats

 

Key Differences 

The main difference between 4-Room and 5-Room flats is the additional 20 square meters found in 5-Room flats. This extra space can be used in various ways, such as expanding the living room, creating a study corner, or even adding an extra bedroom.

 

Feng Shui Perspective 

In Feng Shui, space is a valuable asset. A 5-Room flat offers more opportunities to create specialized areas for wealth, relationships, and health. For example, a larger living room provides a better gathering space for family and social activities, which can enhance the family’s overall happiness and harmony. A study corner is beneficial for fostering academic or career success, while the extra bedroom can be turned into a peaceful retreat or guest room, improving the flow of energy throughout the home.

 

In a 4-Room flat, space may be tighter, but the key is optimizing each room’s layout to allow for smooth energy flow. Decluttering and choosing calming colors can help create a balanced environment even in smaller spaces.

 


 Standard vs. Premium HDB Flats

 

Premium Flats 

Premium flats, introduced in the mid-1990s, come with renovated features such as installed doors, tiles, wall paint, and kitchen cabinets. These flats often feature enhanced outdoor landscaping and sometimes basement carparks. Many Premium flats have full-height windows, allowing for more natural light to enter the home, which is considered beneficial in Feng Shui.

 

Standard Flats 

In contrast, Standard flats come in raw concrete, waiting for renovations. This provides homeowners with more freedom to design the space according to their taste, but it also means they must carefully consider the placement of key elements such as doors and windows, which significantly affect energy flow.

From a Feng Shui standpoint, Premium flats can offer a head start since much of the layout and design are already set in place with well-thought-out features. Full-height windows, in particular, allow for abundant natural light, which is associated with positive energy (Yang Qi). However, homeowners still need to ensure that the placement of furniture and decorations aligns with Feng Shui principles to maintain balance.

 

For Standard flats, the opportunity to renovate from scratch allows homeowners to fully integrate Feng Shui from the ground up.  BTO vs. DBSS Flats

 

BTO (Build-To-Order) 

BTO flats are sold directly by HDB at subsidized prices, offering affordable options for many Singaporeans. While they may lack some of the luxurious features of private developments, they can be customized with renovations and design choices that suit individual tastes.

 

DBSS (Design, Build and Sell Scheme) 

DBSS flats, on the other hand, are developed by private developers and sold at much higher prices. They imitate condos with smaller rooms, big balconies, and other luxury features but have been criticized for poor construction quality in later developments.

 

Feng Shui Consideration 

BTO flats offer more potential for personalizing the space through renovations, which is crucial for implementing Feng Shui principles effectively. DBSS flats, while more costly, might not always offer the best energy flow due to their smaller spaces and rigid layouts. It’s important to evaluate the floor plan carefully to ensure it supports health, wealth, and harmony.
